We understand that as a homeowner you may have relationships with plumbers, electricians, roofers, and other contractors. At Blackline Building, we have found that it is better to utilize our own trade partners and vendors on our projects. Over the years, we have developed relationships with these contractors, and we know how they schedule, we understand their pricing structure, and most importantly, we have a good relationship with them. When we utilize our own sub-contractors, issues that arise can be resolved quickly, leading to a more successful project, than had we not.
As an unlimited licensed contractor in the state of North Carolina, we do bring in sub-contractors for several aspects of our projects. This includes roofing, HVAC, plumbing, electrical, and a few other sub-trades. However, we do have in-house crews that we use for project management, masking, and demolition, and all our carpentry. We use specialized sub-contractors because they are licensed in their trade and skilled in their craft.
One question we often get asked by potential clients is how much my whole home remodel is going to cost. There are many variables that factor into the cost such as the size of your home, complexity of the remodel, and the level of finishes you end up selecting for your home. Here at Blackline Building, we recommend that you reach out to us, and we will conduct a free initial consultation an onsite where we can meet at your home, discuss your vision, and determine a realistic budget for your project.
Though we do strive to provide estimates in a timely manner, most of our remodel projects are complex and there are many moving parts involved. Generally, from the day that we meet with you on-site and sign a services agreement, the turnaround for us to present to you a full, detailed scope of work and a cost proposal for your project typically takes about two weeks.
Our team does everything they can to make sure we create an accurate proposal from the beginning for each of our clients. Here at Blackline Building, transparency is of the utmost importance. Therefore, our estimates are structured in such a way to show a budget for each specific item within the scope of work. That said, the chances of the unforeseen are always there. If something comes up that was not accounted for, the client will always be notified and will have to approve a change order before Blackline does the work.
Our payment schedule will be detailed in the services agreement. We accept ACH, personal checks, and bank checks. Currently, we do not accept credits card payment.
Oftentimes, the answer is yes. Each county and project have different variables involved in the permitting process, and our team will obtain all necessary permits to ensure everything is in line, and not to burden you with any task.
The first question we are usually asked by our clients after they sign the contract is when our team can start the project. We are excited to start projects, and we know you are as well. There is a sizable amount of planning and organization needed so that we can successfully execute your project. Every job is different, but rest assured that your project becomes a priority to us once we go under contract.
As a general contractor, we generally have multiple projects running simultaneously. If your project is small, it may be a shorter lead time. If it is a larger project, such as a full renovation or addition, it will take longer depending on the scope of work. To ensure a seamless process throughout the project, our team must plan accordingly.
Our team members are often asked how long a residential remodel will take. The answer to that question varies depending on the size and complexity of the project. At Blackline Building, before we start your project, we have a project specialist put together a calendar laying out exactly what to expect and a reliable timeline for the completion of your project.
We have several options to accommodate our clients and their preferable means of communication. We can text, email, phone call, have in person meetings, and we also have software technology we can utilize so to communicate virtually.
